Dawn P. Warren Makes Real Estate History

LUTCHER — With the grand opening of her new office building at 1356 Lutcher Avenue slated for this month, Dawn P. Warren is making history as the first African-American woman to open a brick-and-mortar real estate office. in the parish of St. James.

Warren is the owner of Premiere Choice Realty LLC and the property that houses it. She is from the parishes of the river, growing up on the west bank of the parish of Saint-Jean-Baptiste in Edgard before crossing the river for LaPlace at the age of 10.

Warren said the historical significance of his new office was not yet fully understood.

“It’s hard to believe it’s 2022 and I’m the first. I’m still trying to take it all in, but it’s a good feeling. It inspired me and I hope it inspires others people to keep pushing to do more,” Warren said.

In addition to holding a real estate broker’s license, Warren also earned a bachelor’s degree in marketing/management from Southeastern Louisiana University and a master’s degree in leadership and homeland security from Grand Canyon University.

Eula Johnson, Warren’s grandmother who died last summer, encouraged her to get into real estate 22 years ago. Warren had a knack for working in commissioned sales, and Johnson knew she could find the same success while building her own business. Warren was also inspired by her grandfather, Frank “Diggin” Perrilloux Sr., who ran his own business for many years.

Four years into her real estate debut, Warren completed further training to earn her broker’s license in 2004. In 2011, she started her own business in St. John’s Parish. It wasn’t long before locals became familiar with Premiere Choice Realty’s sunny tagline – “Did you come to buy or sell?”

Warren has enjoyed every minute serving homebuyers on the East and West Shores of St. John, St. James, and St. Charles Parishes, in addition to Tangipahoa, Ascension, and parts of Jefferson Parish.

“What excites me the most is watching people who have rented their whole lives decide to become the first person in their family to buy a home,” Warren said. “When the first person buys a house, the other family members start to see that it’s possible for them.”

One of Warren’s former clients, Ana Frank, has been living happily in her home since August 2019. Frank was still a child when she met Warren through Milesville Memorial Church in St. John’s Parish.

“She watched me grow into the woman I am today, and when it was time to buy a house, I realized she was a damn good advocate for her business. When it came to my mind to buy or sell, she was my girl of choice,” Frank said.

The early stages of the process were difficult as Frank struggled to gain job stability and improve his credit rating. When she got a job that would make her dream of buying a house come true, she and Warren agreed it was time to get down to business and get the paperwork done.

“Overall it was a great learning experience, but I wouldn’t do it with anyone else,” Frank said. “When it came time to go through insurance, she taught me what to look for, what’s good and what’s bad. She has all her go-to-people, and they’re just as nice as she is. I recommend her to anyone talking about buying a house, building a house, selling a house.

Despite the challenges of a fluctuating market, Warren said it’s always a good time to buy rather than rent, as it’s a step towards building generational wealth that will grow in value over time.

“Right now, especially in the River Parish area, the challenges we’re having right now are the high cost of flood insurance, interest rates, and at one point we had a housing shortage just a few months ago. That reversed and now we have an abundance of homes,” Warren said. “It’s still a good time to buy. With the interest rates, we had to be creative in our financing offer.

Another trend Warren foresees is a new emphasis on multifamily housing as more landlords look to rent to tenants to create additional income.
